Successful Strategic Industrial Asset Management Introduction and Implementation

Maintenance Consulting Practice based in Perth, Western Australia

The successful introduction of Industrial Asset Management is not easy. Engineering asset management affects the entire organisation and changes its culture. It starts with committed leadership and vision from top management, it requires buy-in by all Operations, Maintenance, Engineering and Projects Management, all middle management and supervisory personnel need to believe in the value of industrial asset management to them, and finally the entire Operations and Maintenance workforce need to be upskilled in the right practices and methods.

Our recommendation is not to start down the engineering asset management path unless you willingly commit time, money and people to its successful introduction. It can take two to three years of dedicated change management effort to introduce the necessary organization-wide systems, operating methods and workforce practices that will deliver the massive life cycle cost savings which come to an engineeering asset management focused organization.

Because of the high risk of failure in introducing engineering asset management company-wide our preferred approach is to introduce it to organisations in a strategic way. Starting with the 20% of engineering assets that produce the highest return on investment we develop a physical asset management strategy for maximum life cycle profits. That is turned into specific goals and responsibilities. Together with the responsible managers we develop the plans, identify the resources and determine the costs to achieve each goal. Before starting on the changes, the top management reviews and make a decision to either drop the project or to commit to its successful implementation. Once the first 'test' change has been introduced successfully the industrial asset management initiative is rapidly expanded throughout the operation in a planned and controlled way.
